Separate the two totals

Closing costs cover charges involved in your loan and property transaction. Cash to close reflects the total amount you still need to bring, including your down payment, closing costs, and adjustments for deposits and credits.

Read your Loan Estimate

Check the estimated closing costs and cash-to-close sections. Ask your loan officer to explain lender charges, third-party services, prepaid expenses, and escrow funding.

  • Confirm your loan amount and down payment.
  • Check how the estimate handles your earnest-money deposit.
  • Confirm seller or lender credits and any conditions.
  • Ask which costs could change before closing.

Plan beyond closing day

Keep room in your budget for moving, repairs, and ongoing home expenses. Use the website’s cash-to-close tool for planning, then compare the result with your lender’s disclosures. A calculator estimate does not replace those documents.
