Refinance analysis calculator

Compare your current mortgage payment with a proposed refinance and estimate a simple break-even point.

Illustrative inputs for planning only. Enter your own figures. Example interest rates are not offered rates or annual percentage rates (APRs).

Current mortgage

Current P&I is calculated from the loan balance, note rate, and years remaining. Extra principal payments, recasting, or loan modifications could cause differences from your statement.

Proposed refinance

Enable auto-calculate to fill the first-year monthly payment credit. Leave unchecked to enter a credit manually.

Monthly housing costs

These housing costs apply to both loans in this comparison. Include financed loan costs in the new loan amount. Enter cash-paid loan costs separately. Exclude refundable escrow deposits from loan costs.

Principal pays down the balance. Interest is the borrowing cost. The next-payment breakdown changes as the balance falls. The five-year figures assume fully amortizing fixed-rate loans, monthly payments, unchanged rates, and no extra payments. Mortgage insurance stays at your entered amount throughout this estimate. Temporary buydowns reduce your payment contribution, not the note rate, contractual P&I, or interest accrual. Five-year interest and balance projections use full contractual P&I. Verify the subsidy schedule and full payment after the buydown ends.

Cash-cost break-even divides cash-paid loan costs by monthly housing payment savings before temporary buydown credits. The entered credits apply only while the respective subsidy is available. This tool does not model subsidy durations or step changes. A zero credit means no payment subsidy. This calculation excludes financed costs, opportunity cost, sale costs, and future changes in housing costs. A lower payment or longer term does not establish overall savings. A larger new balance increases debt. These hypothetical estimates exclude flood insurance and assessments and do not quote a rate or APR, determine approval, or constitute an offer or commitment to lend.
