Weekly national mortgage averages

Freddie Mac: Weekly mortgage-rate averages declined

Freddie Mac reported that the national weekly average for a 30-year fixed-rate mortgage was 7.24% as of October 29, down from 7.32% the prior week. The 15-year fixed-rate average was 6.60%, down from 6.68%. PMMS figures are national survey averages from mortgage applications submitted to Freddie Mac, not rates or APRs available through this website.

What it means: Lower weekly averages may modestly improve purchasing power, but they are not a personalized quote or rate lock. A borrower's rate and APR depend on the loan, property, credit profile, fees and lock timing, so buyers and homeowners should compare current personalized Loan Estimates.

Purchase-applicant affordability

MBA: Median purchase-applicant payment increased in September

MBA reported that the national median principal-and-interest payment applied for by purchase applicants increased to $2,215 in September from $2,162 in August. MBA's Purchase Applications Payment Index rose 2.4% to 158.2, indicating that the payment-to-income ratio increased. These are application-based national measures, not offered loan terms or a payment quote.

What it means: The report points to tighter affordability for recent applicants, but it does not determine an individual buyer's payment or eligibility. Buyers should budget with a property-specific estimate that includes principal, interest, taxes, insurance, association dues and expected closing costs.

Metro home prices

NAR: Home prices rose in 78% of metro markets in the third quarter

The National Association of REALTORS® reported that 78% of the 235 metro markets it tracked recorded year-over-year home-price gains in the third quarter of 2026. The national median existing single-family home price rose 1.7% from a year earlier to $432,900.

What it means: Most markets still had annual price growth, but national and metro medians do not determine the value of a specific property. Buyers, homeowners and investors should compare recent local sales, current inventory, property condition and neighborhood trends before making a decision.

Economy and housing investment

MBA: Q3 growth accelerated while residential investment declined

MBA's chief economist, commenting on the U.S. Bureau of Economic Analysis advance estimate, noted that real gross domestic product grew at a 3.4% annual rate in the third quarter while residential investment continued to weigh on growth. The GDP figure is an advance estimate and may be revised.

What it means: Stronger overall growth alongside weaker residential investment points to a mixed backdrop for housing supply and financing markets. Economic reports can influence market expectations, but they do not set an individual mortgage rate, APR or approval decision.
